The old St. John’s Rest Home is 41,000 square foot building that's been vacant for about a decade. Phase 1 of the revitalization effort includes 12 moderate income senior apartments in the northern portion of the building. This area was originally constructed in 1978 and 1986.

Project Overview
Since 2021, volunteers from the Victoria Community Coalition, Inc. (VCC) have worked to gather input, initiate fundraising efforts, and create a development plan for the former St. John's Rest Home. Proposed uses for the 41,000-square-foot space include 20 total senior apartments in three sizes, two new childcare rooms that can be leased to providers, community gathering space, and the addition of a new History Museum in Victoria, run by the Ellis County Historical Society.

Pomeroy Development is involved as an hourly on-call consultant for this project assisting with evaluating the viability of various incentive programs, reviewing design plans, and other duties and tasks as needed.

Project Hurdles
The interior condition of the former St. John's Rest Home was poor, as it had been unmaintained since 2012. There was significant roof damage to the building as well as hurdles involving the meeting requirements for accessibility and energy efficiency.
